Extending your home- is it really better than buying?

When people consider moving home one of the main reasons behind this decision is the fact they don’t have enough room in their current property. An extra bedroom may be needed for a new arrival. Maybe you have decided to work from home but you need an office to do your work in or you want better parking facilities so you are thinking of building a garage. Whatever your reason ask yourself this, do you really need to move home in order to gain this extra space? The answer in many cases is no.

Instead of moving home many people are now opting to have an extension added to their property to create the extra space that they so desperately need. By opting to have an extension built onto your home you are not only creating extra space for your property you are also adding value. Your home will be worth a considerably larger amount if you have had work such as a home extension done on it.

If you are considering the option of having a home extension there are certain things that you need to be aware of surrounding what you are allowed to have done to your property and whether you need to gain permission in order to have an extension performed. Not all developments and alterations that you have carried out on your home need planning permission but it is essential that you check with your local council.

As a basic guide to some of the reasons as to why you might need planning permission read below:

• If the extension on your home would mean it is closer to any motorway than the original property; it needs to be at least 20 metres away from any such motorway. This includes any public right of way including bridle paths and footpaths.
• If more than half the original amount of land surrounding the house is covered by additional buildings.
• If the extension is higher than the highest point of the original house
• If the volume of the house is increased by more than 15% (10% for those properties within a conservation area)
• If the volume of a house is increased by more than 115 cubic metres

Even if an extension to you home would not result in any of these it is still essential that you get in touch with the correct authority to find out if you need any planning permission. Also once you have applied for planning permission/found out whether you need planning permission you then need to apply for building regulations. Planning Permission and Building Regulations Approval are completely separate requirements. It is important to check what you need and to obtain consent prior to starting work.

Planning authorities process 350,000 domestic applications a year so it is important if you are hoping for a home extension that you apply in well in advance prior to the date you are hoping work to take place.

One key aspect that you need to ensure is that you have the sufficient funding to pay for any extensions that you are hoping to have done to your property.
