Kiosks: The Self-Storage Business

By: John Wardle

Interactive kiosks are changing the face of the self-storage business. Like in several other industry verticals, kiosks can be successfully deployed as wholesale and retail sales points in the self-storage business and users are enjoying themselves doing their own businesses and transacting at ease and confidentiality.

It is since the late 2003 that self-service kiosks have rocked the self-storage market. In less than a year, these kiosks have secured the top position in the planning and construction phases of self-storage businesses. Industry leaders have deployed self-service, interactive kiosks in their premises. Still, various other players in this industry are not quite comfortable with the idea of setting up kiosks to realise more business. Although most of these customers may be familiar with a self-service system, such as an ATM or any other interactive kiosk, deploying or using kiosks in the self-storage business may not be the same for them as other kiosks. Here are a few things that explain and help rationalise a few things about self-service kiosks in self-storage businesses.

Issues regarding kiosk designs

There can be two designs of kiosk enclosures used in the self-storage businesses.

The thru-the-wall enclosures offer the maximum security because the electronic kiosk connections are securely placed inside the building. They are designed to endure the worst weather conditions and effects from outside elements such as dust and moisture. Primarily, they are based on the ATM model that protects the kiosk components from bad climatic conditions and sabotage. Placing the components out of users’ reach eliminates any possibility of tampering or disconnection of power or data cables.

The freestanding enclosures are usually exposed, and hence, are made of thick metal that will not rust or be damaged easily. The network and power cables are brought through an opening in the bottom to eliminate possibilities of damage. These enclosures have locks with multiple securing points and are recessed additional security. Ideally, these enclosures must have at least four mounting points at the base for a solid foundation.

Some of these kiosks have a security camera overhead for additional security and protection.

Security issues

• Adding kiosks to your facilities does not mean that you allow 24-hour access to your properties. No one can access your property through a kiosk. This is because access codes are given to new tenants based on security policies and these codes work only during access hours.
• If you are still concerned, you can limit the number of units displayed as available by the kiosks in each size or type category.
• At the completion of a rental, the tenant receives a receipt of the transaction with the unit number, account number and access codes, a signed, complete lease agreement; and a lock, if he purchased one. If the customers use cash for the purchase and if they need to get back changes, they can collect the change during specified work hours or get it credited to their accounts.

If you're in the self-storage business, you need to understand the factors that motivate your customers. Next, you need to analyse the pros and cons of using interactive kiosks in this niche business. It is important to understand and satisfy the needs and douse the fears of your customers who are buying self-storage units or services from you. This is more important with this particular business because this is new, deals with a factor of fear and restlessness in the customers, and needs building of trust.
